- Welcome
- Verification of Quorum
Section 5.2 Member in Good Standing. A Member of the Association shall be considered to be a Member in good standing and eligible to vote if such Member:
- Has, not less than seven (7) days prior to the taking of any vote by the Association, fully paid all assessments or other charges levied by the Association then due and payable, as such assessments or charges are provided for hereunder and in the Declaration; and
- Has discharged all other obligations to the Association as may be required of Members hereunder or under the Declaration.
Section 5.5 Notice and Quorum. The presence of Members or of proxies or voting representatives holding forty percent (40%) of all the eligible votes of the Association, regardless of the class, shall constitute a quorum. If the required quorum is not present, another meeting may be called subject to the same notice requirements, and the required quorum at such subsequent meeting shall be one-half (½) of the quorum requirement for such prior meeting.
- We need 66 homeowners total in person or by proxy in order to reach a quorum. We received 47 signed proxies by mail and/or fax.
- Several additional proxies were hand-delivered at the meeting, and enough homeowners attended for us to reach a quorum.

- Since taking over last fall, our new management company has mailed out 183 violation notices to 112 different homeowners. While some items have cleared up, the two big items that continues are weeds in yards and maintenance in alleyways.
- Landscape
- We're currently requesting quotes to clean, seal, and repaint the lettering on the two stone slabs at the main entrances on Bethany and Shelley, and we're also requesting bids to repair and restain the wood border fence along Bethany and Maxwell Creek Dr. In what has (unfortunately) turned into regular maintenance over the last eight months, the fallen bricks on the border fence along Shelley will be repaired again during April.
- Our contract with Chemlawn has just been renewed for 2007, and they are aware of and focusing on all of the weeds that are spreading in the common areas; we have also just signed a new contract for landscape maintenance with Chemlawn replacing the previous company, Perfecto Landscaping.
- The trees along Bethany, Malone, and Shelley will be pruned where needed during the end of March, and all of the sprinkler systems will be turned on for the first time since October and will be checked for leaks, programmed for Thursday morning waterings, and all of the batteries will be replaced.
- Social
- The next big event for the year is (the neighborhood block party), and planning is underway!
- New Management Company
- Neighborhood Management, Inc. was hired February 2006 and fired August 2006. HOA Management was hired September 2006.
- HOA Management welcome letter.
- Property reviews twice per month.
- Aggressive on collecting assessments.
- Board of Directors and Voting Member Elections
- Review voting procedures.
- Introduction of candidates.
- Previous Board Members Robert Butler and Yesika Fletcher are running for reelection.
- Nominations from the floor.
- Voting.
- Robert and Yesika were reelected, no additional nominations were given.
- Community Improvements / Topics for 2007
- Ongoing Stage-3 water restrictions.
- Continuing vandalism to the brick wall on Shelley.
- Upcoming construction and other activities occurring in the surrounding area.
- Homeowner Suggestions.
- Open to floor
- Installation of security cameras around the property were suggested as a possible solution to the vandalism along Shelley. Howard Fisher volunteered to research and send information to the Board.
- There was additional discussion about residence violations and remedies for resolving them.
